Maintenance and inspections

With fire alarm systems, it is important for the manager of the system to ensure that the management, monitoring and maintenance of the system is done properly. Dutch law: NEN 2654-1 provides instructions and requirements for this. The results are incorporated into a report by a qualified maintenance professional after the annual maintenance is performed and then provided with a maintenance certificate. This certifies that the control functions meet the requirements as stated in the Program of Requirements.

The user must designate one or more persons trained as administrators (internal or external). Section 6.20 of the Building Code requires the owner of the fire alarm system to manage, control and maintain the system in accordance with NEN 2654-1 (Dutch law). Regardless of whether it is a certified installation. The manager of the fire alarm system is responsible for performing monthly and 4-8 monthly inspections. Does it appear that annual maintenance has not been performed? If so, the certificate will not be renewed.

Administrator duties:

  • once a month functional control of fire alarm transmission and fault notification.
  • Monthly visual inspection of fire alarm system
  • once every four months visually check for accessibility of hand fire and automatic detectors and identify changes in the building
  • reporting findings and recording checks and observations in the (digital) logbook.
  • annual maintenance by NCP-approved fire detection company
  • The inspection certificate and report are issued using the inspection schedule of the CCV Inspection Schedule for Fire Alarm Systems.

What do I need to check?

A fire alarm system is an assembly of various components required to detect fire, report fire and provide control signals for the benefit of other systems. Depending on the function to be performed, the components are divided into function groups as listed in NEN 2535 (Dutch law):

  • Automatic and manual fire detectors
  • Fire alarm control panel and fire alarm station
  • Power supply and control equipment
  • Call forwarding equipment and receiving station for fire and fault reports
  • Control equipment for automatic security systems
